Under general supervision, performs technical and sub-professional work in support of the description, appraisal, and acquisition of real property and rights-of-way.
Nature and Scope
This is the highest-level classification in the Land Agent class series, and involves work in the support of the description, appraisal, and acquisition of real property and rights-of-way.
Duties and Responsibilities
- Prepares and acquires rights-of-ways and permits.
- Prepares, reads, and interprets design construction drawings to prepare permit applications and right of way documents.
- Negotiates with property owners and governmental agencies for acquisition of permits and rights of way.
- Researches public records for land titles, taxes, and assessments on real property.
- Responds to inquiries from the public and District staff.
Required Experience Qualifications
Progressively responsible experience in title examining work interpreting complex land records and determining the status of real property having difficult title problems. Typically, 48 months performing work equivalent to SMUD's Land Agent. Land surveying experience using AutoCAD.
Knowledge Of
Legal land descriptions and the practices of land identification; real estate law; real estate terminology; various documents utilized in real estate transactions; and, records maintained at the county recorder and county assessor offices.
Skills To
Write land descriptions; prepare, read, understand and interpret maps and legal documents utilized in real estate transactions; prepare written reports and maintain files; make verbal presentations to groups; successfully negotiate for the acquisition of rights of way and permits; and, work independently in the field.
Desirable Qualifications
- Previous Utility Right-of-Way experience
- Ability to read and interpret engineering maps and drawings
- Ability to work in a fast paced environment
- Ability to negotiate and collaborate with internal and external stakeholders
- Notary Public Commission
- IRWA Certification Preferred
- College Diploma or Real Estate Certifications Desired
