As a Right of Way Analyst, you will analyze various right-of-way documents, easements, licenses, permits, leases and other land agreements which are obtained by the Right of Way Agents, including when necessary, title documents and land records to ensure accuracy with land/legal descriptions. In this role, you will support the Right of Way Agents, project engineering, operations, legal and accounting teams concerning research and reporting of existing land rights information and documentation; and other Land Department activities, as requested by management.

Pay Range: $58,550 - $ 87,950 / Grade 11 (This posting includes the full pay range for this position. Pay is based on a number of factors and may vary depending on job-related knowledge, skills, experience, and internal equity.)

Reporting Relationship: Manager of Land Administration

Essential Functions:
Thoroughly analyze all land rights agreements, payment information, and title records, if applicable, covering fee, federal, state, Tribal, county and municipal lands, that have been acquired by the company.
Input appropriate land agreement information and payment data into the computer database. Note any missing information, improper execution, acknowledgements and recording data. Follow up on any issues, which are needed to correct and complete the vesting of interests into Black Hills Energy. Ensure correct data inputs and proper cross-referencing for dependable data retrieval and query reports.
Facilitate correspondence, paperwork and document copies with respective counterparties and timely submit fully executed originals to the county courthouse for recording.
Maintain the computer database system for any changes or updates. Handle correspondence and inquiries as needed with intercompany departments as well as management and outside counterparties.
Support the preparation of annual payment forecasts and cost estimates for budgeting purposes.
Facilitate the rental payment system for recurring annual payments. Run rental recommendation reports monthly, review for accuracy, circulate for approvals, and prepare system documentation for AP Accounting check runs to ensure correct and timely payments.
Monitor all obligations, renewal dates, expirations, and other events or requirements tied to the company's land rights agreements. Prepare monthly reports designed for each of the items being monitored and distribute to the appropriate asset managers for their review, approval and instructions to achieve timely compliance with all matters.
Work with ROW Agents to facilitate the appropriate documentation that may be needed to renew, extend, or release agreements, including the coordination of associated payments.
Under minimal supervision, performs professional level work. Provides thoughtful analysis and research. Responsible for critically important work involving complex projects.
Will be required to maintain accurate and up-to-date ownership records in the company's database.
Calculate revenue payments and prepare division orders for mineral owners
Collaborate with land, accounting, and legal departments to ensure accuracy of ownership records
Conduct title research and analysis to verify mineral ownership interests and must have a good understanding of the required documents for correct transfer of mineral interests, and ensure that proper legal documents have been provided, reviewed, and approved prior to initiating any changes in the company's ownership records
General understanding of escheat

What You'll Need:
Bachelor's Degree with an emphasis in business law, land and contract review or equivalent combination of education and experience
Minimum of two (2) years of experience reviewing land agreements and legal descriptions
Requires technical, financial and business knowledge. Knows and applies the fundamental concepts, practices, and procedures.
