JOB SUMMARY

Georgia Power's Land Research Team researches land rights for real property owned or occupied by the company. The Land Research Specialist is responsible for analyzing and communicating to internal and external customers Georgia Power's property rights. These analyses are essential to the protection and preservation of the company's land rights and assets.

JOB REQUIREMENTS

Education and Experience

  • Two years of college-level coursework in engineering/survey, real estate, geography, history or closely related field is required; a bachelor's degree is preferred.

  • Two years of real property research experience interpreting deeds, easements and legal descriptions.

  • Intermediate ArcGIS proficiency required

Knowledge, Skills and Abilities

  • Knowledge of geography of the state of Georgia and its public land system

  • Excellent interpersonal, oral and written communications skills. Able to generate effective memos and reports and provide a clear summary and confident opinion on specific land rights.

  • Ability to read, interpret and correlate real property documents including deeds, easements, leases, licenses, plans, profiles, plats, and tax maps. Must be fully proficient with reading metes and bounds legal descriptions.

  • Strong computer skills including a working knowledge of database search techniques, network directory file systems and Microsoft Office applications especially Teams, Outlook, Word, Excel, and PowerPoint; must have experience with ESRI ArcGIS version 10.4 or later.

  • Ability to perform web-based and on-site courthouse property research using typical indices.

  • Ability to lift heavy record books and boxes up to 50 pounds. JOB RESPONSIBILITIES

  1. Performs research using a myriad of proprietary database and web-based resources to provide accurate and timely responses to internal and external customers regarding Georgia Power's land rights (i.e. GSCCCA, county tax assessor websites, courthouse websites and physical documents). Internal customers include Land Engineering, Land Acquisition, Power Delivery, Environmental Affairs, Natural Resources Management, Claims, Property Tax, Property Accounting and others. External customers include, surveyors, attorneys, government officials, title insurance companies, property owners, real estate professionals, other utilities, communications companies, etc.

  2. Prepares detailed analysis and technical reports on power line rights-of-way for maintenance and siting, and on the company's prior rights for compensation of construction costs associated with DOT road projects.

  3. Prepares Containment Letters to facilitate development of parcels encumbered by blanket easements.

  4. Coordinates the collection of information for large projects such as multi-mile fiber optic routes or Integrated Transmission System partner exchanges.

  5. Day trips to metro-Atlanta county courthouses, as needed
